What is a 'Chain'?

A chain describes a line of people who need to both sell and buy a property. 

For example, say you are buying a property from someone and they are moving to a new home that they are purchasing from another, that is an upward property chain. This means that your completion date (when you move in) is likely to be affected by the date your seller can move into their new home too. 

New build homes have no upward chain as they are being sold directly by the developer, meaning the purchase of new build properties are much more likely to complete without delay.
