Once the proof of funds total has been entered and matches the Agreed Price, the next step is to enter additional details for each fund selected.
We may require additional details on each of the fund types the buyer is using on the following:
- Savings
- Gift
- Sale of properties
- Proceeds from the Sale of investments
- Private Loan
- Inheritance
- Other
Savings
If you have allocated part of the total funds as Savings, you will need to click Start to upload proof of savings.
We suggest uploading at least 3 months worth of bank statements.
- Click Start beside the savings amount
- Click the Upload box to select the files from your computer
- Alternatively, you can drag and drop your documents into the Upload box
- Click Save to complete this step
Gift
If you have allocated part of the total funds as a Gift, you will need to click Start to answer some additional questions:
- How many people the buyer is receiving a gift from
- Full name(s)
- Email address(es)
- Contact number of the gifter(s)
- (optional) Home address(es)
Once answered, we will then send an email to all gifters, asking them to sign a Gifted Deposit Declaration form.
Note
If the buyer receives more than £10,000 in gifted monies (per gifter), we will also need to verify the identity of the gifter(s) using our partner Onfido. All of this can be completed on our one-time portal linked in the email to the gifter (no sign up required)
Warning
Please be aware that if you change conveyancer, this form will need to be re-submitted for signature in order to be valid as this form must be addressed to your conveyancer. We will not require the ID Check to be re-done in this instance
Sale of properties
If you have allocated part of the total funds as Sale of Properties, we will ask some additional questions.
We will ask:
- How many properties you are selling or have sold to finance this purchase (you can choose up to 2)
- The status of each property - Completed (Cash in your account), On the market, Sold subject to contract (offer accepted) or Contracts exchanged (legally binding)
Further questions for each will change depending on the status of the sale(s).
Completed (Cash in your account)
We will ask for:
- The amount received from this sale
- A copy of a bank statement
On the market
We will ask for:
- The asking price
- The property address
- The estate agent company name
We will automatically find the property using the postcode and house number entered into the search box, or, you can click Enter manually to write the full address yourself.
Sold subject to contract (offer accepted)
We will ask for:
- The agreed price
- The property address
- The estate agent company name
- (optional) Upload a copy of the memorandum of sale
We will automatically find the property using the postcode and house number entered into the search box, or, you can click Enter manually to write the full address yourself.
There is also the option to upload a copy of the memorandum of sale.
Contracts exchanged (legally binding)
We will ask for:
- The agreed price
- The property address
- The completion date
- The estate agent company name
- (optional) Upload a copy of the memorandum of sale
We will automatically pull the result from the details entered into the search box, or, you can click Enter manually to write this in yourself.
There is also the option to upload a copy of the memorandum of sale.
Proceeds from the Sale of investments
If you have allocated part of the total funds as Proceeds of Sale investments, you will need to upload a copy of a bank statement showing the amount being contributed.
To upload proof of savings:
- Click Start beside the savings amount
- Click the Upload box to select the files from your computer
- Alternatively, you can drag and drop your documents into the Upload box
- Click Save to complete this step
Private Loan
If you have allocated part of the total funds as a Private Loan, you can click Start to answer some additional questions.
We will ask the following:
- How many lenders you are using
- The lender's full name/company
- The lender address (if known)
For the lender's address, you can use our postcode search field to automatically capture the address, or, you can click Enter manually to write the full address yourself.
Inheritance
If you have allocated part of the total funds as Inheritance, you will have to upload a letter from a solicitor, confirming the payment of the inheritance. To do this:
- Click Start to upload a letter
- Click the Upload box to select the files from your computer
- Alternatively, you can drag and drop your documents into the Upload box
- Click Save to complete this step
Other
If you have allocated part of the total funds as Other, you will need to answer some additional questions.
We will ask you:
- To provide additional details, in writing, about the other proof of funds
- Proof of funds to be uploaded (such as bank statements, the receipt of a sale of an asset, or if you're very lucky, a lottery ticket win!)
- Click Start beside the savings amount
- Type in the box the additional details about the other proof of funds
- Click the Upload box to select the files from your computer
- Alternatively, you can drag and drop your documents into the Upload box
- Click Save to complete this step
Note
This step is not mandatory and can either be completed later by the buyer by selecting Buyer to complete later, or, skipped entirely for the buyer to complete offline by selecting Skip for this reservation. The buyer can also skip this step entirely from their own platform should this be handled offline with their conveyancer/independent financial adviser
